Real Estate Licensing Guide

Step 1: Meet Basic Eligibility Requirements

To obtain a Real Estate Affiliate Broker license in Tennessee, you must:

  • Be at least 18 years old
  • Have a high school diploma or GED
  • Be a U.S. citizen or legally authorized to work
  • Be of good character

Step 2: Complete Required Pre-Licensing Education

You must complete 90 hours of Tennessee-approved pre-licensing education through a Tennessee Real Estate Commission (TREC)–approved provider, including:

  • 60-hour Real Estate Principles course
  • 30-hour Real Estate Practices course

Step 3: Apply for Exam & Complete Background Check

You must submit an exam application to TREC and complete fingerprinting and a background check through an approved vendor before testing.

Step 4: Pass the Tennessee Real Estate Exam

You must pass the Tennessee Affiliate Broker Exam, which includes:

  • National portion
  • State-specific portion

The exam is administered by PSI Exams.

Step 5: Obtain Errors & Omissions (E&O) Insurance

You must obtain Errors & Omissions insurance from a TREC-approved provider.

Step 6: Find a Sponsoring Broker

You must affiliate with a licensed Tennessee real estate broker who will sponsor your license.

Step 7: Submit Your License Application

Submit your Affiliate Broker License Application to the Tennessee Real Estate Commission, including:

  • Exam pass results
  • Background check clearance
  • E&O insurance documentation
  • Sponsoring broker information
  • Required fees

Step 8: Complete Post-Licensing Education

Within your first 6 months of licensure, you must complete 30 hours of post-licensing education.

Step 9: Maintain Your License with Continuing Education

  • Licenses are renewed every two years
  • You must complete 16 hours of continuing education per renewal cycle, including mandatory core topics
