Real Estate Licensing Guide

Step 1: Meet Basic Eligibility Requirements

To obtain a Real Estate Salesperson license in Vermont, you must:

  • Be at least 18 years old

  • Have a high school diploma or equivalent

  • Be a U.S. citizen or lawfully present

  • Demonstrate good character and trustworthiness

Step 2: Complete Required Pre-Licensing Education

You must complete 40 hours of Vermont-approved pre-licensing education through a Vermont Office of Professional Regulation (OPR)–approved provider.

Step 3: Pass the Vermont Real Estate Exam

After completing your education, you must pass the Vermont Real Estate Salesperson Exam, which includes:

  • National portion

  • State-specific portion

The exam is administered by PSI Exams.

Step 4: Submit Your License Application

After passing the exam, submit your Salesperson License Application to the Vermont Office of Professional Regulation, including:

  • Completed application

  • Proof of pre-licensing education

  • Exam pass results

  • Required fees

Step 5: Complete Criminal Background Check

You must complete a criminal background check as part of the application process.

Step 6: Find a Sponsoring Broker

You must be sponsored by a licensed Vermont real estate broker.
Your broker must verify your supervision before licensure.

Step 7: Receive Your License

Once approved, your Vermont Real Estate Salesperson license will be issued, and you may begin practicing under your broker.

Step 8: Complete Post-Licensing & Continuing Education

  • Vermont requires continuing education for license renewal

  • Licenses are renewed every two years

  • CE must be completed before renewal to remain active
