Real Estate Licensing Guide

Step 1: Meet Basic Eligibility Requirements

To obtain a Real Estate Salesperson license in Washington, D.C., you must:

  • Be at least 18 years old
  • Have a high school diploma or equivalent
  • Be legally authorized to work in the U.S.
  • Be of good character and fitness

Step 2: Complete Required Pre-Licensing Education

You must complete 75 hours of District-approved pre-licensing education through a D.C. Real Estate Commission–approved provider, including:

  • 60 hours of Real Estate Principles
  • 15 hours of D.C. Real Estate Law

Step 3: Pass the Washington, D.C. Real Estate Exam

After completing your education, you must pass the Washington, D.C. Real Estate Salesperson Exam, which includes:

  • National portion
  • District-specific portion

The exam is administered by PSI Exams.

Step 4: Complete Fingerprinting & Background Check

You must submit fingerprints and complete a criminal background check through the approved District process.

Step 5: Find a Sponsoring Broker

You must be sponsored by a licensed Washington, D.C. real estate broker who will supervise your work.

Step 6: Submit Your License Application

Submit your Salesperson License Application to the D.C. Real Estate Commission, including:

  • Proof of education
  • Exam pass results
  • Background check documentation
  • Sponsoring broker information
  • Required fees

Step 7: Obtain Errors & Omissions (E&O) Insurance

You must be covered by Errors & Omissions insurance, typically provided through your sponsoring broker.

Step 8: Receive Your License

Once approved, your Washington, D.C. Real Estate Salesperson license will be issued and activated under your sponsoring broker.

Step 9: Maintain Your License with Continuing Education

  • Licenses are renewed every two years
  • You must complete 15 hours of continuing education per renewal cycle
