Real Estate Licensing Guide

1. Meet Basic Eligibility Requirements

  • Be at least 18 years old
  • Have a Social Security Number or ITIN
  • Demonstrate honesty and good character (background review required)

2. Complete Required Pre-Licensing Education

  • Finish 135 hours of coursework from a DRE-approved provider:
  • Real Estate Principles (45 hours)
  • Real Estate Practice (45 hours)
  • One approved elective (45 hours)
  • Courses may be taken online or in person

3. Apply for the Licensing Exam

  • Submit either:
  • The exam-only application, or
  • The combined exam and license application (recommended)
  • Include proof of completed coursework and required fees

4. Complete Fingerprinting and Background Check

  • Submit fingerprints via Live Scan for a state and federal background check

5. Pass the California Real Estate Exam

  • Take the state exam administered by the California Department of Real Estate
  • Exam format:
  • 150 multiple-choice questions
  • Minimum passing score: 70%

6. Choose a Sponsoring Broker

  • You must be affiliated with a licensed California real estate broker to practice
  • You may select a broker before or after passing the exam, but before working

7. Receive Your License

  • If you did not submit a combined application earlier, file the license application after passing the exam
  • Once approved, your salesperson license will be issued

8. Begin Practicing Real Estate

  • You may legally practice real estate only under your sponsoring broker
  • Licenses must be renewed every four years with the required continuing education
