Real Estate Licensing Guide

1. Meet the Eligibility Requirements

You must:

  • Be at least 18 years old
  • Have a high school diploma or GED
  • Have a U.S. Social Security number
  • Be of good moral character (background review required)

2. Complete the Required Pre-Licensing Course

  • Complete a 63-hour Florida-approved real estate pre-licensing course
  • The course may be taken online or in person
  • You must pass the course final exam to receive a completion certificate
  • The certificate is valid for licensing purposes for two years

3. Apply for the License

  • Submit the Sales Associate license application to the Florida Department of Business and Professional Regulation
  • Pay the required application fee
  • Submit electronic fingerprints through an approved Livescan provider for a background check
  • Wait for application approval before scheduling the state exam

4. Pass the Florida Real Estate Exam

  • Schedule the exam with Pearson VUE
  • The exam includes 100 multiple-choice questions
  • A score of 75% or higher is required to pass

5. Activate Your License

  • Find a licensed Florida real estate broker to sponsor you
  • Submit the license activation through DBPR (often completed by the broker)
  • Your license is inactive until it is affiliated with a broker

6. Complete Post-Licensing Education

  • Complete 45 hours of post-licensing education before your first license renewal
  • After the first renewal, complete 14 hours of continuing education every renewal cycle
