Real Estate Licensing Guide

Step 1: Meet Basic Eligibility Requirements

To obtain a Real Estate Salesperson license in Maryland, you must:

  • Be at least 18 years old
  • Have a high school diploma or equivalent
  • Be a U.S. citizen or legally authorized to work
  • Be of good moral character

Step 2: Complete Required Pre-Licensing Education

You must complete 60 hours of Maryland-approved pre-licensing education through a Maryland Real Estate Commission–approved provider, including:

  • Principles & Practices (30 hours)
  • Maryland Real Estate Law (30 hours)

Step 3: Pass the Maryland Real Estate Exam

After completing education, you must pass the Maryland Real Estate Salesperson Exam, which includes:

  • National portion
  • State-specific portion

The exam is administered by PSI Exams.

Step 4: Complete Fingerprinting & Background Check

You must submit fingerprints and complete a state and FBI criminal background check.

Step 5: Find a Sponsoring Broker

You must be sponsored by a licensed Maryland real estate broker before applying for licensure.

Step 6: Submit Your License Application

Submit your Salesperson License Application to the Maryland Real Estate Commission, including:

  • Proof of education
  • Exam pass results
  • Background check documentation
  • Sponsoring broker information
  • Required fees

Step 7: Receive Your License

Once approved, your Maryland Real Estate Salesperson license will be issued and activated under your sponsoring broker.

Step 8: Complete Post-Licensing Education

Within your first renewal cycle, you must complete 15 hours of post-licensing education.

Step 9: Maintain Your License with Continuing Education

  • Licenses are renewed every two years
  • You must complete 15 hours of continuing education per renewal cycle, including mandatory core topics
