Real Estate Licensing Guide

Step 1: Meet Basic Eligibility Requirements

To obtain a Real Estate Salesperson license in Nevada, you must:

  • Be at least 18 years old
  • Have a high school diploma or equivalent
  • Be a U.S. citizen or legally authorized to work
  • Be of good character and competency

Step 2: Complete Required Pre-Licensing Education

You must complete 120 hours of Nevada-approved real estate education through a Nevada Real Estate Division–approved provider, including:

  • 45 hours of Real Estate Principles
  • 45 hours of Real Estate Law
  • 30 hours of Real Estate Contracts

Step 3: Pass the Nevada Real Estate Exam

After completing your education, you must pass the Nevada Real Estate Salesperson Exam, which includes:

  • National portion
  • State-specific portion

The exam is administered by PSI Exams.

Step 4: Complete Fingerprinting & Background Check

You must submit fingerprints and complete a Nevada and FBI criminal background check.

Step 5: Find a Sponsoring Broker

You must be sponsored by a licensed Nevada real estate broker who will supervise your work.

Step 6: Submit Your License Application

Submit your Salesperson License Application to the Nevada Real Estate Division, including:

  • Proof of education
  • Exam pass results
  • Fingerprint/background clearance
  • Sponsoring broker information
  • Required fees

Step 7: Receive Your License

Once approved, your Nevada Real Estate Salesperson license will be issued and activated under your sponsoring broker.

Step 8: Complete Post-Licensing Education

Within your first year of licensure, you must complete 30 hours of post-licensing education.

Step 9: Maintain Your License with Continuing Education

  • Licenses are renewed every four years
  • Continuing education is required for each renewal cycle
