Real Estate Licensing Guide

Step 1: Meet Basic Eligibility Requirements

To obtain a Real Estate Sales Agent license in Utah, you must:

  • Be at least 18 years old
  • Have a high school diploma or equivalent
  • Be a U.S. citizen or legally authorized to work
  • Demonstrate honesty, integrity, and competency

Step 2: Complete Required Pre-Licensing Education

You must complete 120 hours of Utah-approved real estate education through a Utah Division of Real Estate–approved provider.

Step 3: Pass the Utah Real Estate Exam

After completing your education, you must pass the Utah Real Estate Sales Agent Exam, which includes:

  • National portion
  • State-specific portion

The exam is administered by Pearson VUE.

Step 4: Submit Your License Application

Submit your Sales Agent License Application to the Utah Division of Real Estate, including proof of education, exam results, and required fees.

Step 5: Complete Fingerprinting & Background Check

You must submit fingerprints for a Utah and FBI background check.

Step 6: Find a Sponsoring Broker

You must affiliate with a licensed Utah real estate broker before your license can be activated.

Step 7: Obtain Errors & Omissions (E&O) Insurance

You must carry Errors & Omissions insurance through Utah’s state group policy or an approved provider.

Step 8: Receive Your License

Once all requirements are approved, your Utah Real Estate Sales Agent license will be issued and activated under your sponsoring broker.

Step 9: Complete Post-Licensing & Continuing Education

  • Within your first year, you must complete 18 hours of post-licensing education
  • Licenses are renewed every two years
  • Continuing education is required for each renewal cycle
