Real Estate Licensing Guide

Step 1: Meet Basic Eligibility Requirements

To obtain a Real Estate Salesperson license in Virginia, you must:

  • Be at least 18 years old
  • Have a high school diploma or equivalent
  • Be a U.S. citizen or legally authorized to work
  • Demonstrate honesty, trustworthiness, and competence

Step 2: Complete Required Pre-Licensing Education

You must complete 60 hours of Virginia-approved real estate education through a Virginia Department of Professional and Occupational Regulation (DPOR)–approved provider.

Step 3: Pass the Virginia Real Estate Exam

After completing your education, you must pass the Virginia Real Estate Salesperson Exam, which includes:

  • National portion
  • State-specific portion

The exam is administered by PSI Exams.

Step 4: Submit Your License Application

Submit your Salesperson License Application to the Virginia DPOR, including proof of education, exam results, and required fees.

Step 5: Complete Criminal Background Check

You must answer criminal history questions and may be required to submit fingerprints depending on your background.

Step 6: Find a Supervising Broker

You must be supervised by a licensed Virginia real estate broker before your license can be activated.

Step 7: Receive Your License

Once approved, your Virginia Real Estate Salesperson license will be issued and activated under your supervising broker.

Step 8: Maintain Your License with Continuing Education

  • Licenses are renewed every two years
  • You must complete 16 hours of continuing education per renewal cycle, including mandatory core topics
