Real Estate Licensing Guide

Step 1: Meet Basic Eligibility Requirements

To obtain a Real Estate Broker license in Washington, you must:

  • Be at least 18 years old
  • Have a high school diploma or equivalent
  • Be a U.S. citizen or legally authorized to work
  • Demonstrate honesty, integrity, and competency

Step 2: Complete Required Pre-Licensing Education

You must complete 90 hours of Washington State–approved real estate education through a Washington State Department of Licensing (DOL)–approved provider, including:

  • 60-hour Real Estate Fundamentals course
  • 30-hour Real Estate Practices course

Step 3: Pass the Washington Real Estate Exam

After completing your education, you must pass the Washington Real Estate Broker Exam, which includes:

  • National portion
  • State-specific portion

The exam is administered by PSI Exams.

Step 4: Submit Your License Application

Submit your Broker License Application to the Washington State Department of Licensing, including proof of education, exam results, and required fees.

Step 5: Complete Fingerprinting & Background Check

You must submit fingerprints and complete a state and FBI criminal background check.

Step 6: Find a Managing Broker

You must affiliate with a licensed Washington managing broker who will supervise your work.

Step 7: Receive Your License

Once approved, your Washington Real Estate Broker license will be issued and activated under your managing broker.

Step 8: Complete Post-Licensing & Continuing Education

  • Within your first two years, you must complete 90 hours of post-licensing education
  • Licenses are renewed every two years
  • Continuing education is required for each renewal cycle
